Deal Sourcing & Diligence

Our in-country team surfaces opportunities through developer relationships, municipal contacts, and direct land acquisition channels. Every deal undergoes financial modeling, legal review, and market comps before it reaches investors.

U.S. SPV Formation

A dedicated Special Purpose Vehicle is structured under U.S. law for each project. Investors subscribe as limited partners or members, receiving a clear operating agreement, capital account structure, and quarterly reporting obligations.

Capital Deployment & Development

Investor capital is deployed into the DR project alongside management co-investment. All disbursements are governed by the SPV operating agreement and audited by an independent U.S. accounting firm.

Exit & Distributions

At project completion — typically 3 to 5 years — proceeds from sale or refinance are distributed to investors per the waterfall structure, after return of capital and preferred returns. Distributions are reported on U.S. K-1 schedules.
